Agriturismo
The estate comprises two characteristic stone Farmhouses, housing a total of 4 exclusive apartments.
The layout is also ideal for renting the entire Agriturismo to private groups or families.
All units feature independent climate control (A/C and heating), private reserved pergolas, and access to a communal barbecue.
Casale
A historically significant stone structure, built in the early 20th century, meticulously restored and expanded to preserve its original character. The Casale features three apartments. Adjacent to the Agriturismo is a shaded pergola with tables and benches for first-floor guests.
Casaletto
This structure, originally an agricultural shed, was carefully reconstructed using local stone and salvaged materials due to its condition.
Apartments Overview
Cerro
Cerro (Max 4 Guests): Features a kitchen, a living area with a two-seater sofa bed, a small walk-in wardrobe area, a double bedroom, and a bathroom with a shower. Private outdoor pergola with seating.
Rosa Canina
Rosa Canina (Max 4 Guests): Offers a living area with a kitchenette and two-seater sofa bed, a double bedroom with an external loggia (balcony) and an en-suite bathroom with a shower. Private outdoor pergola with seating.
Istrice
Istrice (Max 4 Guests): Wheelchair accessible. Accessible for guests with disabilities. Includes a living area with a kitchenette and two-seater sofa bed, a bathroom with a shower cabin, and a double bedroom. Features an exclusive-use outdoor pergola with seating.
Capriolo
Capriolo (Max 5 Guests): Provides a large, bright living area with a kitchenette and two-seater sofa bed, a bathroom with a shower, and a double bedroom where an additional single bed can be accommodated. Features an exclusive-use outdoor pergola with seating.
Panoramic Pool withHydromassage
The pool, offered for the exclusive and complimentary use of our guests, boasts a furnished sun deck with a shower, tables, and sun loungers. An adjacent lawn area provides a peaceful retreat. The pool depth varies from 60 cm to 1.40 meters.Open from late May to September, the pool commands a breathtaking view of the medieval Rotecastello tower and the surrounding forests.

Check-in from 4:00 pm to 7:00 pm. For arrivals after this time, please inform the property in advance.
Check-out by 9:30 am. Payment by credit card or debit card is required the day before departure.
Reservations: At the time of booking, a deposit equal to 30% of the total stay is required. The reservation will be considered valid only upon receipt of the deposit by bank transfer.
From mid-September to late May: minimum stay 2 nights for weekends and holidays.From June to mid-September: weekly stays from Saturday to Saturday.Different stay durations possible upon request, subject to availability
Cancellations
For cancellations made:
– Up to 20 days before arrival: full refund of the deposit
– From 19 days before arrival or in case of no-show: deposit will not be refunded
– In case of late arrival or early departure: full amount of the stay will still be charged
Cleaning
Each apartment is equipped with everything needed for daily cleaning, which is the guests’ responsibility.
Final cleaning and mid-week cleaning with linen change (every 3 days, only for weekly stays) are included in the price. Any extra cleaning during the stay: €30 per cleaning.
Smoking is not permitted inside the apartments.
Linen
Bed, bathroom and kitchen linen are included in the price. Pool towels are not provided.
Complete linen change every 3 days only for weekly stays.
Extra linen change: €3 per item (bathroom or bed linen – laundry prices to be confirmed).
Personal care products are available in all apartments.
Shared washing machine available on request in the main farmhouse: €3 per wash.
Small dogs are welcome in the apartments. Medium and large dogs are accommodated in secure outdoor kennels on the property.
Owners are responsible for any damage to people, property or farm animals, and must clean up after their pets in outdoor common areas.Muzzles are mandatory for aggressive animals.
